Smaller, but more common changes to buildings like the
replacement of doors and windows, replacement of walls, alterations
to roofs etc, may often detract from the character of Conservation
Areas. Therefore, additional planning controls are available to the
Council as it seeks to prevent further erosion of the special
character of an area.
These additional controls are known as making an Article 4
Direction. It is important to check if permitted development rights
have been restricted in your area by the use of such a Direction
before you commence any work.
An Article 4 Direction was made for the Severn Gorge
Conservation Area in October 1998. It was eventually confirmed
on the 20th January 1999. This is the only Article 4
Direction currently in force in the Borough.
The Direction means that planning permission is now required for
the alteration addition, removal or replacement of the following
features of domestic dwellings, when fronting a highway, waterway
or open space within the Severn Gorge Conservation Area
(within Borough Council control)
- Windows (including roof lights and dormers)
- External doors
- Gate, fence, wall or other means of enclosure
- Roofs
- Hard standing
- Porch
- Chimneys (whether or not the development fronts a highway,
waterway or open space)
No fee is payable for applications made under the Article 4
Direction.
The direction also requires consent for the demolition or
removal of the whole or part of any gate, fence, wall or other
means of enclosure.
