Lawley

A major development on the western side of Telford, comprising up to 3,300 houses and a new local centre

This hundred hectare site is one of the largest and most exciting sustainable urban extensions being planned in England today.

The ten year programme for the site will provide 3,300 new homes, as well as a commercial/retail centre. The outline planning consent proposed one retail store (1500 square metres) and fifteen smaller units (100 square metres) within the local centre. Within the scheme, there are also commercial offices (1850 square metres), an eighty bed hotel (2500 square metres), two pubs and other leisure facilities, a community building and primary school.

In addition to the hundred hectares, there is a further area which has the potential for approximately five hundred homes.

English Partnerships owns the majority of the development land within the project area and as part of a master planning process has worked closely with the Borough Council.

This included extensive collaborative working, including an "Enquiry by Design" process, which allowed local residents and stakeholders the chance to have their say on the project. Urban design consultants EDAW and the Princes Foundation assisted on the consultation process. From this process, a set of .design codes have been developed that will be used by the developers to work up detailed proposals.

English Partnerships has now selected a consortium of developers, comprising of Persimmon, Wimpeys and Barratts. Their architects are HTA.
