Renting from a private landlord

If you are considering renting a property from a private landlord, there are a number of things you need to think about before taking on a tenancy. Please see below for some useful information.
How can I find out about available properties?
If you are looking for a property to rent, there are a number of lettings agents within the borough who will have details of all the available properties on their books.

Some private landlords choose to advertise and manage their properties themselves - these properties tend to be advertised in local newspapers and in other ways such as notice boards.

What do I need to think about?
If you are considering renting a property from a private landlord, there are a number of factors which you should consider before taking on a tenancy, including:

 

  • what type of tenancy you will be given;

  • whether the rent on the property is reasonable - you should get a 'pre-tenancy determination' before signing any paperwork;

  • whether you will be able to get any assistance towards paying the rent;

  • what are your rights and responsibilities as a tenant; and

  • what your landlord's responsibilities are.

What if I need some help to pay the rent?
In some circumstances, you may be eligible to apply for what is known as a 'discretionary housing payment'. The payments are administered by the council's benefits team.

You may qualify for the payment if you:

  • cannot afford to pay the shortfall in your rent or council tax ; or

  • have other circumstances which mean you are having difficulty paying your rent or council tax.

A discretionary housing payment (also known as a 'DHP') is usually only payable for a short period of time and is intended to assist you while you look at other options. For more information on DHP's and how to apply, please follow the link to the Benefits page or contact the Housing Options Team.
