landlord, there are a number of things you need to think about
before taking on a tenancy. Please see below for some useful

How can I find out about available
properties?
If you are looking for a property to rent, there are a number of
lettings agents within the borough who will have details of all the
available properties on their books.
Some private landlords choose to advertise and manage their
properties themselves - these properties tend to be advertised in
local newspapers and in other ways such as notice boards.
What do I need to think about? If you are considering
renting a property from a private landlord, there are a number of
factors which you should consider before taking on a tenancy,
including:
- what type of tenancy you will be
given;
- whether the rent on the property is
reasonable - you should get a 'pre-tenancy determination'
before signing any paperwork;
- whether you will be able to get any
assistance towards paying the rent;
- what are your rights and
responsibilities as a tenant; and
- what your landlord's
responsibilities are.
What if I need some
help to pay the rent? In some circumstances, you may be
eligible to apply for what is known as a 'discretionary housing
payment'. The payments are administered by the council's benefits
team.
You may qualify for the payment if you:
- cannot afford to pay the shortfall
in your rent or council tax ; or
- have other circumstances which mean
you are having difficulty paying your rent or council
tax.
A discretionary housing payment
(also known as a 'DHP') is usually only payable for a short period
of time and is intended to assist you while you look at other
