Not all development requires planning permission as some development is allowed, this is called permitted development. Other development requires a prior notification application, this is known as prior approval.
You can find out if you need planning permission or prior approval on the Government’s Planning Portal website.
There may also be local restrictions that can cause an affect if permission is required such as:
- You live in a world heritage site
- You live in a conservation area
- You property is a listed building
- The removal of permitted development rights as part of new development
- The Article 4 Direction removing permitted development rights in certain employment areas
- Further rights imposed to restrict development

If you require certification that the existing use of a building is lawful for planning purposes or that your proposal does not require planning permission you can apply for a 'Lawful Development Certificate' (LDC). A fee is payable for this certification.
Building regulation approval
Whether you need planning permission or not, you may require building regulation approval. If you apply for building regulations at the same time you submit an application for full planning you will save 15% off the building regulation fee.
