Landlord and tenant responsibilities
- Provide tenant’s with the government ‘How to rent’ guide.
- Ensure the tenant has the right to rent the property.
- Provide tenant’s with a tenancy agreement and ensure the tenant’s deposit is protected under a deposit protection scheme
- Ensure proper notice is given to end the tenancy.
- Provide Tenant’s with an Energy Performance Certificate (EPC) for the property. The property must have an E rated or above in order to rent out.
- Ensure gas and electrical appliances are checked as per legislative requirements and certificates are provided.
- Ensure all furniture and furnishings provided under the tenancy are fire safe.
- Ensure that there is a working smoke alarm on each storey of a premises where there is a habitable room.
- Install a carbon monoxide alarm in any room of the premises which is used as living accommodation and contains a fixed combustion appliance (excluding gas cookers).
- Ensure the property is safe to live in and free from any hazards under the Housing Health and Safety Rating System (HHSRS).
- Arrange and pay for repairs in a timely and suitable manner giving relevant notice to the tenant to enter the property.
- Pay Tax and National Insurance for renting out a property. Visit the GOV.UK website for information on renting out your property.

- Pay the agreed rent as per the tenancy agreement.
- Ensure proper notice is given to end the tenancy.
- Pay other charges such as council tax, gas, electricity as agreed with the landlord.
- Take proper care of the property and report repairs to the landlord.
- Allow landlord access to inspect and carry out repairs to the property.
- Ensure all antisocial behaviour laws are followed and no nuisance is being caused by the property.
