Renovating an empty property

If you decide to renovate your empty property and it has been empty for more than 2 years, you may be entitled to a reduction on the VAT you pay for goods and services to renovate your property.

Visit the GOV.UK website for more information regarding reduced VAT when renovating empty properties.

The Empty Property Officer will be able to provide you with a letter confirming the length of time the property has been empty. Should you require this please email: empty.homes@telford.gov.uk.

If you are planning to undertake major or alteration works to your property, you should first check if you require planning permission and/or building regulation for the works you are proposing. It is therefore, recommended that you contact Planning and Building Control to discuss your proposed works before commencement.

If the empty property you have purchased is derelict and requires major/structural works/demolition you should contact the VOA (Valuation Office Agency), which is a separate government body to the council, to ascertain if it is possible to submit an application to remove your property from the council tax listing due to the amount of works that are required to make it habitable again. If an application is successful you will no longer be required to pay council tax for your property. Please contact the VOA.

The council do not offer grants for empty property renovations. However, the credit union can offer you an affordable loan for home improvements. Please visit the Just Credit Union website for further information on our Telford and Wrekin Better Homes Loan.
